Adept and proven, Gagliardi Scott Real Estate has evolved over the past nine years from a small boutique agency into a standout performer. Leveraging deep industry knowledge, the firm consistently excels across the residential, commercial, industrial, rural and land development sectors.
In the past 12 months alone, the agency has completed more than 400 residential sales, along with numerous transactions across block, commercial, rural and industrial properties. Led by Principal Director Rocky Gagliardi, the team of 25 professionals operates from two offices and has made a lasting impact across the Greater Shepparton region.
The agency’s hands-on involvement and experienced management in key subdivision projects have helped shape the region’s urban landscape. Gagliardi Scott has played a pivotal role in delivering developments that meet the community’s evolving needs, ranging from the lifestyle-focused Providence Estate, known for its half-acre blocks and close proximity to town, to North Quarter and The Vines, strategically positioned near major schools and the hospital.
It is this consistent and credible reputation that continues to assure developers and investors alike.

“Developers and investors choose us because they trust we’ll do the right thing. We’ve built a strong reputation by guiding clients through every step, whether it’s buying land, working with builders, or navigating complex market conditions. We anticipate questions, simplify the process and remove the stress, making clients feel confident and supported from start to finish,” said Rocky.
A key driver of the agency’s ongoing growth is its high-performance team culture.
“My staff are highly skilled at working with Shepparton’s richly diverse community, which includes a wide range of cultural and ethnic backgrounds.
“We have outstanding agents who specialise in different market segments, allowing us to connect effectively with various groups. Shepparton is home to vibrant Indian, Arabic, Italian, Greek and many other communities, each with its own unique needs and expectations. It’s not just about selling land; it’s about understanding cultural nuances and being genuinely committed to helping people from all backgrounds achieve their goals.”
Having navigated the supercharged building boom of recent years and its subsequent stabilisation, Rocky now sees signs of renewed momentum in sales activity. However, he remains concerned about a growing issue: the limited supply of zoned land exacerbated by government policies that have made development investment more challenging.
“If you can afford to buy land now, do it. Prices are unlikely to drop and availability will only get tighter. If you plan to build within five years, consider starting sooner. Costs are rising and now may be the most affordable time to act,” Rocky said.
